GENERAL NOTES
A straight answer to the question every broker asks: where does this information actually come from?
There are two categories, and only one of them ever leaves your account. Everything below applies to every plan, with no exceptions.

Deal Underwriting, Rent Roll Analyzer, Lease Tracker, Commission Calculator, and Property Comparisons all work the same way: you enter or upload the data (a rent roll file, a lease, deal numbers, properties to compare), and AI organizes, analyzes, and does the math on it. We don't independently source, scrape, or monitor anything for these tools — if you didn't put it in, it isn't in there.
On a solo account, every record you create is visible only to you. On a Team or Enterprise plan, records are shared with your teammates by default, and each one has a "keep private" option you can set per item (see N-3 below) — and per Anthropic's API terms, none of it is ever used to train AI models. Three things here reach outside your account: Property Research's address lookup, and two of the AI Team agents — Research and Deal Finder. They all work the same way, and all of them only ever touch information that's already public: listing sites, brokerage marketing pages, CRE news, and public/county property records. You give a specific address or a search brief, and the AI looks through public sources for things like square footage, ownership, contact info, and price.
Every result comes with its source cited, so you can verify it yourself before using anything in outreach. This is not a subscription comps database — there's no proprietary feed behind it, just a search that shows its work.

If you're on a Team or Enterprise plan, records you create become visible to teammates by default — but every item has a "keep private" option, and sharing is per item, not all-or-nothing. Solo accounts are unaffected: nothing changes if you never create or join a team.

You can optionally connect your own Google account so outreach emails send from your real address, and so data can sync to a Google Sheet you own. Both are off unless you turn them on, and the app works fully without either.
We ask for the narrowest permission each one needs. For Gmail that is send only— we cannot read, search, or browse your mailbox, and have no technical ability to do so. For Sheets we ask for Sheets alone, not Drive, so we can't see your other files. Disconnecting from Settings revokes the permission with Google and deletes the stored token. The Privacy Policy covers this in full.
